Let's talk Small Mountain Ranches:

A most ideally chosen tract of deeded land consisting of 140.422 acres classified as mountain land, being located right in front of the east face of the Capitan Mountains and designed to be right in the rolling foothills that blend into this great New Mexico mountain range. The ranch is located 17 miles north of the village site of Tinnie at Arabela on US 285, then east on the Leopoldo Pacheco Road for 4 miles to the ranch. This unique location in the foothills of the Capitan Mountains is only 35 miles west to Ruidoso, New Mexico a four season mountain recreation center. This area boast of winter snow skiing and is the home of the all american quarter horse summer season horse racing. Ruidoso is also famous for it's year round gambling at two of the states primier gambling and hotel casino. The ranch is also located only 55 miles east to Roswell, the hub city for this area of southeastern New Mexico. Roswell is now being served with two non-stop jet flights daily with the American Eagle to Dallas, Texas.

Capitan Ranch HouseThe Capitan Mountain Ranch was once part of the Paul Pacheco Ranch that was divided into fourteen smaller tacts and sold off to would be owners that wanted a small private location near the mountains. There are only four improved tracts so far and the closest neighbor is about 1 mile. The ranch area is improved with electricity, telephone, highspeed internet service, TV, with propane fuel for cooking and heat. The ranch house complex is serviced by it's own domestic water well, drilled to a depth of 500 ft, that produces around 25 gallons of water per minute through a well designed pressure system with filter and soft water adaptors.

This part of Lincoln County is historically historically historically known as the Arabela area located at an elevation of 5,500 ft receiving an annual rain fall of 12 to 14 inches with several good winter snows, which don't stay on the ground but for several days due to fact the ranch is considered to be on the south slop of the Capitan Mountains. The terrain is gently rolling through the foothills to the west and supports several outstanding new mexico range grasses, along with a scattering of cedar, chic-pen native live oak, and pinion trees.

Capitan MountainThe 140.422 deeded acre tract is designed to be one mile long east to west and about 1/4 miles wide north to south, the ownership acreage is not fenced but has been surveyed and can be fenced by the ownership if desired. The area is serviced by a maintained community ranch road system and in some cases the owners have improved their drive up roads with gravel, such as in the case for the subject ranch, noted as tract #18 on the survey location plat.

The improvements constructed on the Capitan Mountain Ranch are considered new having been built within the last five years, and are of the highest quality of both workmanship and materials. The ranch residence is a fully modern 36x24 wood frame, construction is cedar texture pressed wood outside siding on 2x6 studs, being double insulated at the time of construction. the foundation and deck are poured high quality stained concrete. a wood frame roof with two over hang porch covernings, construction is factory painted and treated steel roofing material. The residence design is a two bedroom, combination kitchen and den with one bathroom, the washer dryer are set aside into a separate area.and a wood stove heats the living area and will keep the entire house warn throughout the winter months, oh yea, and there is plenty of native fire wood available throughout the entire acreage. also located at this complex is a maintenance and vehicle metal framed shed 20x24 and a metal frame pump house. The entire hdqt's complex has been landscaped in a native fashion and drive up area is graveled. Taxes are about $800 a year.

Capitan Ranch LandThe Capitan Mountain Ranch is a modern and well-improved one of a kind mountain property with its location next to a paved highway and just one hour from the hub city. This ranch area is in unit 37 of the NM game and fish district, and is noted for its good habitat for big mule deer, and this is the third year elk tags are being issued to private land ownerships. There are lots of seasonal game birds that live and pass through this location next o the Capitan Mountains and this mountain area located in the Lincoln National Forest is noted for it's big game hunting programs which includes mt. lion, bear and barbary sheep.
